A leak near a chimney does not automatically mean the flashing
On a stone house, I would look higher as well as lower. Rain can get into open joints in the stack or cracked flaunching around the pots and work its way down through the chimney. A neat-looking lead apron at roof level does not rule that out.
I would also want to see the back of the stack. The rear chimney gutter has to take water coming down the roof above and send it around the chimney. Old mortar, leaves or poor patching can make that channel too shallow.
Exposed weather can reveal faults that stay hidden in normal rain
Greenfield sits on the Saddleworth side of the borough, and the weather can be a useful clue. If the roof only leaks when rain is being driven against one particular side, say so. A weak verge, side lap or chimney detail can behave perfectly well in calm rain and then let water through in wind.
That does not mean the whole roof is failing. It means the inspection should start on the side taking the weather instead of wandering across the whole slope.
Traditional roof material needs a proper match
Where older slate or stone survives, a replacement wants to sit properly with what is already there. The thickness, length and lap matter. A modern piece that looks about the right colour can still leave a poor fit.
If the roofer is proposing to replace a larger area, ask what is being reused. Good existing slate is often worth keeping if the problem is the fixing rather than the slate itself.
Rotten timber at the eaves can start with water much higher up
Water getting beneath a cracked tile or slipped slate can run down the underlay to the bottom of the roof. If the felt has sagged behind the fascia, it can hold a shallow trough of water and keep the timber wet.
Replacing the fascia hides the damage but does not change where the water goes. The bottom course and the underlay need looking at together.
What I would want from the quotation
Not “repair chimney” or “repair roof”. I would want to know what has failed. Rear gutter? Side soakers? Open pointing? Slipped slate? Failed felt at the eaves? That is what lets you compare two prices properly.
If access is difficult because the chimney is high or the roof sits above a conservatory, the quote should say how the roofer intends to reach it safely.
