What tends to be worth checking around Middleton?
Rochdale planning records confirm the Middleton Town Centre Conservation Area. On an older building there, changing a visible roof covering, chimney or lead detail can be more complicated than carrying out a like-for-like repair.
A damp mark beside the chimney breast can come from soakers under the slates or a rear gutter behind the stack. The front flashing is only one part of the job.
A later rear extension can leak where its roof meets the old wall. Water can travel under the covering, so the ceiling stain may sit away from the failed wall flashing.
What would I want to know before looking at the roof?
On an older Middleton roof I would ask where the leak sits in relation to the chimney or a lower extension. On a later tiled roof I would want to know whether one tile has moved or whether several pieces in the same course are sitting badly.
What should the roofer show you?
If the repair is in the conservation area, ask what material is being put back. Around a chimney, a useful set of photographs should include the rear gutter and both sides, not just the front apron.
