Roof Problems and Roof Repairs in Newhey

Newhey sits in Rochdale’s Pennine township, with older stone and slate property mixed into later housing. The repair starts by knowing which sort of roof you have and whether the fault belongs to the covering, the chimney or the roof edge.

Older chimney stack and pitched roof

Older slate roofs can look worse than they are

A missing slate leaves a very obvious dark gap. That can make the whole roof look worn out from the ground. In reality, one old nail may have failed while the slate around it is still sound.

If several slates have gone from the same slope over a fairly short period, I would look at the fixing pattern. The nails can be the weak part long before the slate itself needs replacing.

Newhey sits in an area with a lot of local heritage

Rochdale Council’s Pennines heritage list covers Newhey alongside Milnrow, Littleborough and Wardle. The list includes ordinary houses, terraces, mills, cottages and farms, not just grand listed buildings.

That matters when older roofing materials survive. A small repair should not automatically replace sound natural slate with something visibly different.

Wind-driven rain can get under a roof that is dry most of the time

A roof does not have to have a large hole to leak in rough weather. Wind can push water into a weak side lap, verge or chimney joint. When the wind drops, the same roof can appear completely dry.

If you can remember which direction the weather was coming from, tell the roofer. That can point the inspection straight towards the exposed side.

Do not overlook the eaves

Water getting beneath a tile or slate can run down the felt until it reaches the bottom of the roof. Old felt can become brittle, tear at nails or sag behind the fascia.

If you have damp soffits, peeling fascia paint or water running behind the gutter, the bottom course wants looking at. Replacing the gutter without checking the felt may leave the same leak in place.

What I would ask for in the repair photograph

For a slipped slate, show the slate above and the fixing position. For a chimney leak, show the rear gutter and both side details. For an eaves problem, show where the underlay finishes and whether the rafter ends are wet.

Those photographs make it much easier to compare two quotations. If one contractor is pricing a proper strip-and-repair and another is pricing a quick surface patch, you will see why the prices are different.
