Roof Problems and Roof Repairs in Prestwich

Prestwich has some substantial nineteenth-century houses around St Mary’s and plenty of later brick housing beyond the older core. The roof problems are not especially exotic, but the older houses often have more chimneys, more leadwork and more awkward roof junctions than a modern semi.

What tends to be worth checking around Prestwich?

St Mary’s is not typical of every Prestwich street

Bury Council describes the St Mary’s conservation area as mainly mid-nineteenth-century residential development, with substantial houses in large, tree-lined plots. On houses like these, a leak may involve a tall chimney, valley or side roof that cannot be seen properly from the pavement.

Trees can make gutters and valleys worth checking

In the wooded parts around St Mary’s and Prestwich Clough, leaves can sit in valley gutters and outlets. The useful question is whether debris is holding water against a joint, not simply whether there is moss on the roof.

Poppythorn is another protected residential area

Bury Council also lists Poppythorn as a conservation area. Before changing slate, chimney details or a prominent roof line on an older house there, check whether the work is genuinely like for like.

Older or protected property: Bury Council lists both St Mary’s and Poppythorn conservation areas in Prestwich. Council information.

What would I want to know before looking at the roof?

On the older Prestwich houses I would want to know whether the water is near a chimney, valley or bay before I looked at the open slate slope. If the garden is heavily wooded, I would also ask when the gutters and valleys were last cleared because wet leaves can hold water against a joint.

What should the roofer show you?

For a chimney leak, ask for photographs of the side and rear leadwork as well as the front. On a house with a bay, the small roof over the bay should be checked separately from the main roof.
