Several slipped slates tell you more than one slipped slate
One slate can lose a nail and slide. That is often a straightforward repair. If slates are starting to come down from different parts of the same slope, I would want to know whether the old fixings are failing more widely.
The slate itself may still be perfectly good. On an older roof, throwing sound slate away and replacing it with a poor modern match can make the roof look worse without dealing with the real problem.
Wardle’s older buildings are not all formal heritage buildings
Rochdale Council’s Pennines heritage list includes terraces, mills, farms and houses in Wardle. That is useful because it shows the local building stock is broader than just a few listed landmarks. Some ordinary-looking houses still have traditional materials worth keeping.
If an older roof is being repaired, ask whether the slate can be reused and whether the new pieces match the existing thickness and size.
Heavy rain can fill a chimney gutter faster than it drains
The rear gutter behind a chimney takes water from the roof above it. If mortar, leaves or an old patch narrows the channel, light rain may cause no trouble. A downpour can raise the water level enough to reach a joint that normally stays dry.
This is why “it only leaks in very heavy rain” is not vague information. It is a useful clue.
Later tiled roofs often show trouble at the eaves
On concrete-tiled housing, cracked interlocks are one possible route for water. The underlay below then decides where that water ends up. If it is torn or sagging at the bottom of the roof, the leak can show at the fascia or soffit rather than in the room directly below the cracked tile.
What I would ask before paying for another patch
If the same leak has been repaired before, show the roofer where the old work was done. A strip of bitumen or silicone tells you where somebody suspected the problem. It does not prove that was the entry point.
Ask what has to be lifted to reach the fault. A proper repair to a chimney side or rear gutter can mean taking up sound slate carefully, dealing with the failed lead and putting the covering back.
